  The Warning Signs
Noticing a bad foundation can sometimes be easy to spot. There are various signs that your home can reflect about its foundation. DGO Piers ensures that your foundation is in excellent shape. If you suspect that your home foundation is damaged, call us immediately before the problem expands.

Read the warning signs below; if you notice one or more of these foundation warning signs for your home, contact us. We can send our team to check your home foundation and provide you with accurate readings of your foundation.

CRACKS ON YOUR INTERIOR WALL, CORNERS, CEILING, SHEET ROCK, DRYWALL, & STUCCO
When there is a soil shift on the ground, this can cause your foundation to move. Whether your foundation moves sideways, upwards or downwards, your home can become unleveled. This is the reason of why most foundations get damaged. Your walls then crack because of the unleveled floor. When you notice cracks on the wall, don't ignore the sign or paint over it, call your local foundation specialist and let us have a look. Look for cracks on your home interior corners, ceilings, and walls.

DOORS AND WINDOWS NOT CLOSING PROPERLY DUE TO MISALIGNMENT
Your home foundation can shift and unlevel in small increments. These small incremental shifts on your home foundation can sometimes not cause a crack on your interior walls, but they can cause unalignment for your interior doors and windows. If all of a sudden you have trouble closing your doors or windows because the alignment is slightly off, it may be a sign that your home foundation is damaged. This occurs when one side of the home is higher than the other due to the foundation of the home.

CRACKS ON YOUR HOME EXTERIOR WALL INCLUDING BRICK
Look for cracks on your home exterior wall. These cracks can sometimes look like stairs going from the bottom towards the top. The type of cracks that you may notice can vary in size, some cracks are deep and can easily be noticed while others are thin and you must have a closer look.

A LEANING OR CRACKED CHIMNEY
If your home has a chimney and you notice the chimney leaning away from the house, it can be a sign of a bad foundation problem. It is best to contact us to have our foundation specialists inspect your home foundation. However, if you notice your chimney leaning towards your house, it may be due to structural problems.

MAINTENANCE FOR YOUR HOME FOUNDATION

Tips for preventing a damaged home foundation
DGO Piers is here to help you with your home foundation repair. A bad foundation can be caused by soil shifts through out the year, which is totally normal considering Texas soil has so much clay within its soil. However, if a bad foundation is left unattended, it can lead to bigger problems. If your foundation is in great shape or if we have just fixed your home foundation, here are some tips below that you can follow to prevent foundation problems.

KEEP THE SOIL SURROUNDING YOUR HOME AT A CONSTANT MOISTURE LEVEL
Your soil tends to expand / swell when there is an excess amount of water. However, when the water is finally got and not present within your soil, it gets so dry that the soil tends to shrink. The swelling and shrinking of the soil can cause a shift on your home foundation that can lead to an unleveled floor and future foundation damage.

MAKE SURE YOUR DRAINAGE, PIPES, & WATER LINES ARE FUNCTIONING PROPERLY
Broken pipes or water lines can cause water leaks that leads to different moisture levels within your soil. This is very bad your foundation, make sure to check your water lines and sewer lines to make sure you have no water leakage.

MAKE SURE YOUR GUTTERS ARE NOT CLOGGED
Clogged gutters can cause the water to pour down on different area around the house. The water falling will then affect your soil moisture level and foundation. Make sure your gutters aren't clogged and that your gutters lead the water into the right path.

DON'T PLANT TREES TOO CLOSE TO YOUR HOME
Trees need a lot of water and can absorb majority of the water that's nearby. The roots can also interfere with your home foundation. It is important that a tree is planted at a reasonable distance from the house. If the tree is already planted, make sure to install root barricades. Another option for a planted tree is to simply remove it.
